Roof Replacement in Spencer for Houses With Some History

Roofs that have been around a while hide things. Extra layers, patched decking, old vents that no longer fit. We strip your roof to the wood, show you what we find and build the new one right from the deck up. You get one price before we start and a roof built to last.

When a New Roof Is the Right Call

Not every worn roof needs replacing. If the shingles are mostly sound and the trouble is in one spot, roof repair is usually the better buy, and we will tell you that. Replacement makes sense when the shingles are failing across the whole roof, when patches keep turning into new leaks, or when there are already two layers on the house.

Older houses add a twist. Over the years a roof picks up repairs from different hands. We often find shingles nailed over shingles, plywood patched into old plank decking, and flashing bent around a chimney instead of set into it. None of that shows from the yard. It all comes out during tear-off, and we plan for it.

We bring 30+ years of roofing experience to that tear-off. That time on roofs like these is why we price the likely surprises up front instead of springing them on you halfway through.

What a New Roof From Us Involves

  1. 01

    Tear-off down to the boards

Every layer comes off, not just the top one, until we reach bare wood. New shingles nailed over old ones hide rot and shorten the life of the new roof.

  2. 02

    Decking inspected and fixed

With the wood exposed, we walk every slope and mark anything soft or cracked. Plank decking on older homes often has gaps, so we add sheathing wherever the shingles need firm support. We show you photos before any wood gets replaced.

  3. 03

Underlayment and a proper drip edge

The whole deck gets fresh underlayment, plus ice and water barrier along the eaves and in the valleys where runoff slows. Many older roofs were built with no drip edge at all. We install one so water falls into the gutter rather than soaking the fascia.

  4. 04

    Fresh flashing and vent boots

Step flashing, chimney flashing and the boots around plumbing pipes all get replaced. Aging lead and rubber boots split over time and cause a lot of leaks.

  5. 05

    Attic airflow updated

Older homes often have too few vents, or vent types mixed together that fight each other. We plan the intake and exhaust as one system so air can move through the attic.

  6. 06

    Yard protection and nail sweep

We lay tarps over flower beds and siding during tear-off. Old shingles go straight into our trailer, and a magnet goes over the lawn, beds and driveway to pick up loose nails.

Signs Your Roof Is Ready to Be Replaced

  • Curling or bald shingles everywhere

Once the granules wash off and edges curl across most of the roof, the shingles have done their job. Patching one area just moves the problem.

  • Leaks that keep coming back

If the same ceiling stain returns after every fix, the trouble is often under the shingles, in the decking or old flashing.

  • A sagging roofline

A dip between rafters points to soft decking or added weight from extra layers. It needs a look soon.

  • Two layers already on

Most codes allow only so many layers, and the second one is usually where it stops. Another layer is not an option.

  • Years of hail and wind

Oklahoma spring storms bruise shingles a little at a time. After enough seasons, the roof loses its grip even without one big storm.

How the Job Runs

  1. 1

    Look at the roof together

We go up, check the attic from inside and talk with you about what we see. You get a written estimate with the main items spelled out, including how we handle any decking we may need to replace.

  2. 2

    Permit and materials

We pull the permit where your city requires one and order materials. We set a start date with you and keep an eye on the forecast.

  3. 3

    Tear-off and decking

The crew protects your yard, strips the old roof and checks the wood. If we find rot, we photograph it and show you before we go further.

  4. 4

    Build the new roof

Underlayment, drip edge, flashing, vents and shingles go on in order. Most homes are done in a day or two, depending on size and what turns up under the old layers.

  5. 5

    Walk-around before we leave

The magnet gets one last pass and the trailer pulls out with the scrap. Then we go around the house with you and point out each part we replaced and the reason for it.

Where the Cost of Replacement Comes From

No two roofs get the same number. With an older house, the big question is the shape of the wood under the shingles. Our estimate spells out how we will handle that before any work begins.

Size and pitch
A bigger roof takes more shingles and more hours. A steep pitch means harnesses, roof jacks and slower footing for the crew.
Layers to remove
Two or three old layers take longer to tear off and add disposal weight.
Decking condition
Rotted boards or gapped plank decking mean new sheathing. We price it per sheet so there is no guessing.
Material choice
Standard shingles, impact-rated shingles and metal each cost differently. We walk you through the trade-offs.
Chimneys, valleys and vents
Each chimney, skylight and valley adds flashing work. Fixing a weak attic vent setup adds some too.

Roof Replacement Questions

Can you just put new shingles over my old roof?

We don't recommend it. A second layer hides soft decking and old leaks, adds weight and traps heat. Tearing off lets us see the wood and fix it before the new roof goes on.

What happens if you find rotten wood?

We stop, take photos and show you. The estimate already lists our price for replacing decking, so you know the cost before we start that part. We only replace what is actually bad.

Is there a warranty on the work?

Yes. Our roof replacements come with a 10-year workmanship warranty. Shingles also carry their own coverage from the maker, and we explain how the two fit together.

Do I need to be home while you work?

You don't have to stay all day. It helps if you're around when we start and again for the final look. During tear-off, park outside the driveway and keep pets indoors, because it's loud and a nail can slip off the edge.

Why should I pick your company for an older roof?

We have spent 30+ years on roofs, many of them on houses with old patches and odd parts. We carry a BBB A+ rating. We tell you what we find, and if repair will do, we say so.

Will storm damage be covered by insurance?

Sometimes. If hail or wind did the damage, see our storm damage repair page. We can show you what we found and explain the claim steps, but the adjuster makes the call.
